A home of about 650 sq ft can feel open if you plan it well. Use a bed with storage below, wall-mounted shelves and a foldable dining table. Light colours and a large mirror make rooms look bigger.
Check the layout on the floor plan. Look for a balcony attached to the living room, a kitchen with a window and a bedroom that fits a wardrobe without blocking the door.
Ask for the carpet area, not just the super built-up number. Two flats with the same total area can differ by 100 sq ft in the space you can actually use.
The headline price is only part of the cost. Add GST on an under-construction home, stamp duty and registration, parking and the club and maintenance deposit. Ask the sales team to put them all on one sheet.
A smaller price also means a smaller loan. As an illustration, a loan of ₹50 lakh for 20 years at 8.5% a year has an EMI of about ₹43,400 a month. Your bank will set the real rate, so check your own eligibility.
Also plan for interiors. A 1 BHK needs fewer items, so a full set of furniture and a modular kitchen cost much less than in a larger home.
