Pre-launch is the stage before a project opens for full sales. Here are the Adarsh projects with an open interest list, plus what to ask before you put your name down.
In a pre-launch, the builder opens a limited list of interested buyers before the full sales launch. You give your name and budget, and in return you get early news on price, plans and the opening date.
Adarsh has three such projects in the market now. Garadi is a small apartment project in old Bangalore, Greens Phase 3 adds compact homes near Jakkur Lake, and Forest Glen is a plotted layout off Sarjapur Road.
The upside is early access and a wider choice. The caution is that details can still move, so we show only figures from public sources and mark them *.

Opening lists sometimes carry a lower rate than the later launch price.
Plans, towers and even the date may be revised before launch.
A project without a RERA number cannot legally be sold, so ask about it.

1. Is the token refundable? Ask in writing. A fair pre-launch list lets you take your token back if you change your mind before the final agreement.
2. Is there a RERA number? Search the project on the Karnataka RERA site. If it has none yet, ask when it will be issued and what happens if it is delayed.
3. What is the land status? Ask whether the land is in the project company's name and free of disputes. You can also ask for the title opinion.
4. What will the final price be? Pre-launch rates are estimates. Ask how the opening price will be set and whether the early list gets a fixed benefit.
5. When will I get the home? A date given before RERA is only an aim. Compare it later with the registered date.
